What is an appraisal contingency The appraisal acts as a financial compass for all those who have a monetary stake in the property value (buyer, seller, lender and insurance company).  If you are planning to use mortgage financing, it is unlikely you will be able to skip an appraisal.  And, if the home appraises for less than the purchase price you will probably not be able to get a mortgage.  Without the proper protection in the contract, it is possible that you, the buyer, could be in default and loose your earnest money. To avoid this, the best course of action in to have an appraisal contingency in the contract.  This allows you, the buyer, to request that the purchase price is lowered to the appraisal value.  If the seller does not agree, then you have the right to terminate the contract without penalty. This is another reason why you should always choose to work with a Realtor® who will work with your best interest in mind.

“Soap and Paint Are My New Best Friends”

Sellers often ask what they should do to prepare their home to be sold that will give them the biggest return.  In this market, you get only one chance to impress potential buyers before they have moved on to the next home.  With that in mind, sellers often think they must demo bathrooms and kitchens, add a pool or build on an additional bedroom to attract attention to their properties.  But, they’re wrong! Have you heard the expression “Keep it Simple, Stupid!” … repeat after me, “Soap and paint are my new best friends!”

St. Simons Island Homes for Sale Yes, the best thing you can do when preparing your home to be sold is clean it {which should be a given} and freshen it up with a new coat of paint!  A few gallons of paint and some elbow grease go a long way. {Click here for an awesome paint calculator that will tell you exactly how much paint you need!}

Here’s a few pointers to remember when choosing paint colors.  And, when in doubt, ask your Realtor®. It’s their job to know about things like this!

  • Pick neutral colors that will create a ‘blank canvas’ for potential buyers.  Beige, coffee tones, or grays work great.
  • To make a room look bigger, use lighter colors.
  • To make low ceilings look taller, use a color a shade or two lighter than the walls on the ceiling.
  • If the room is chopped up with windows and doors making it look smaller, use a flat paint and cover the window casings and doors in the same paint. This will help blend them together visually.
  • If you need a splash of color, use something temporary like curtains, rugs or pillows.

If you have any questions, please do not hesitate to contact us.  Preparing your home is one of the most important steps in the listing process.  You’re taking the right step by doing your research!
